To apply for tenancy with Black Oak Properties, you may download an application from this page. We accept applications via fax, e-mail attachment, U.S. mail, or hand delivery. To deliver in person, you may call the individual property manager or our main office. Please see below for application and rental requirements.

Application Requirements

  • Completed rental application
  • Valid driver’s license or state I.D.
  • No prior bankruptcies or evictions
  • FICO credit score above 600
  • Income must be 2.5 times greater than the monthly apartment rent.
  • Each applicant must provide $20 for credit check at the time of application.

Leasing Requirements

  • Positive credit check
  • Positive reference from previous landlord(s)
  • Income verification or reference
  • One-year lease term
